Understanding New Building Regulations and the Building Safety Act 2022

The UK Government has introduced new building regulations that came into effect in June 2022, alongside the new Building Safety Act 2022. These regulations and act have been introduced to improve the quality and safety of residential and commercial buildings in the UK by setting a higher standard for design, construction, maintenance, and management.

The new building regulations focus on six key areas, including structure integrity, fire safety, accessibility, energy performance, acoustic performance, and fall protection. The regulations aim to reduce the maximum CO2 emissions by buildings and raise the bar for overheating, fabric, and ventilation regulations. They also encourage the conservation of fuel and electricity.

New energy efficiency standards

One of the significant changes in the new building regulations is the requirement for all new buildings to meet the new energy efficiency standards. The regulations also require developers to provide a range of charging points for electric vehicles in all new non-residential buildings, such as offices and shops.

The Building Safety Act

The Building Safety Act 2022 creates a new Building Safety Regulator, which will oversee building safety and performance across the country. The new regulatory regime applies to all types of building work, especially for buildings that are 18m or taller with two or more residential units. The act also requires the creation of a new Building Information Management (BIM) system, which will ensure that all buildings are designed, built, and maintained with safety in mind.

The Building Safety Act will also require building owners to identify the person responsible for building safety and to appoint a Building Safety Manager to oversee the building’s safety. The Manager will have to undertake regular inspections, maintenance, and repairs, and ensure that all residents and te0nants are aware of the building’s safety procedures.
